6 Easy Steps to Home Buying with The Renfeld Group

1. Prequalify for a Home Loan

Before we start househunting, talk to a loan officer and get pre-qualified for a home loan. This quick and easy process will help you narrow down the price range that best fits your budget. Ask me about preferred lenders!

Throught the homebuying process do not apply for any loans or credit cards.

2. Meet with a Real Estate Agent

Now that we’ve met, I’ll ask you questions to help you find the house that fits your wants and needs and your budget! Focus on the “dealbreakers”: location, size and price! Everything else can be changed and/or negotiated.

While You Wait:

Refine your list of deal breakers for an effective search.

3. Let’s Go, House Hunting!

Together we will narrow down a list of homes you like and tour them. It’s important that you make a list of what you like and don’t like about each home so you can decide which house to make an offer on!

While You Wait:

Gather the documents needed for your home loan application (W2s, tax documents, bank statements, etc).

4. Make an Offer and Negotiate

Congratulations! You found a home! I will help you craft an offer that is desirable to the seller. We will look at recent sales in the neighborhood and compare those to your chosen home. We will also discuss what fees you will pay and what we will ask the seller to pay.

While You Wait:

Once you are under contract, we will have an inspection. Think about what kinds or repairs and remedies, if not completed, would be "dealbreakers"?

5. Congratulations! You’re Under Contract

Now that you’re under contract, we have certain deadlines (inspection, finance, etc.) that we need to meet and monies (option & earnest) that need to be deposited. During the option period, we will conduct inspections. After the inspections, we will negotiate repairs through a contract amendment.

While You Wait:

Finalize the home loans with the lender and arrange for homeowner's insurance. If applicable, choose a home warranty.

6. Prepare to Close: Get the Keys and Welcome Home!

Throughout the process, the lender and title company will have you sign and submit certain documents electronically. Once the lender's underwriter approves the final documents, you will receive a “clear to close”. You will meet at the title company, sign documents, and get the keys to your new home!
